Philip Morris International (PMI) is expanding its presence in Aurora, Colorado, with a major warehouse lease to support its fast-growing Zyn nicotine pouch business, just blocks from the company’s $600 million manufacturing facility now under construction.

Working through its Zyn subsidiary, PMI has leased 150,000 square feet at 25000 E. 56th Avenue in the Sun Empire industrial park, according to developer Opus Development Co. The deal fills most of the 204,859-square-foot building, one of two recently delivered at the 169-acre industrial site near Denver International Airport.

“We have leased the space to help our accelerated hiring strategy and for external warehousing,” PMI spokesman Sam Dashiell said in a statement.

The move further consolidates PMI’s industrial footprint in the area. Just a short drive away, the company is building an 800,000-square-foot Zyn production campus on East 48th Avenue, slated to begin limited operations in late 2025 with full production expected in 2026.

The facility is projected to generate nearly $1 billion in economic activity, creating about 5,000 construction jobs and more than 500 permanent positions once operational, according to the Aurora Economic Development Council.

The new warehouse will serve as a logistical extension of that manufacturing hub, giving PMI additional capacity for storage, distribution and workforce expansion.

PMI’s expansion underscores continued demand for industrial real estate around Denver International Airport, one of the metro area’s most competitive submarkets. National retailers including Dollar General, Whole Foods, Target and PepsiCo have all recently signed for space nearby.

For PMI, the Aurora projects represent one of the company’s largest U.S. investments tied to its smoke-free product portfolio. The dual sites — a state-of-the-art factory and a dedicated warehouse — put the tobacco giant in position to scale Zyn production and distribution to meet surging U.S. demand.
